Welcome to Verified Pro List. These Terms of Service ("Terms") govern your access to and use of verifiedprolist.com and any related services (collectively, the "Site"). By accessing the Site or submitting a quote request, you agree to be bound by these Terms. If you do not agree, do not use the Site.

1. About Verified Pro List

Verified Pro List ("Verified Pro List," "we," "our," or "us") is a Florida-based lead-matching service that connects homeowners in the Tampa Bay area with vetted, verified service professionals across a wide range of home improvement and home services categories, including but not limited to roofing, windows and doors, siding, gutters, soft wash and pressure washing, concrete and pavers, pool cages and lanais, decks, fences, landscaping, remodeling, drywall and painting, flooring and tile, electrical, HVAC, plumbing, handyman services, pest control, garage doors, restoration and damage repair, and commercial services. Verified Pro List is not a contractor, does not perform any home-improvement work, and is not a party to any contract or transaction between you and a service professional. We facilitate the introduction only.

2. Eligibility

You must be at least 18 years old and legally capable of entering into a binding contract to use the Site. By using the Site, you represent and warrant that you meet these requirements.

3. Use of the Site

You agree to use the Site only for lawful purposes and in accordance with these Terms. You agree not to:

Submit false, inaccurate, or misleading information
Submit a quote request on behalf of another person without their authorization
Use the Site to harass, defraud, or harm any service professional or other user
Attempt to interfere with, disable, or compromise the Site's security or functionality
Use any automated system, bot, or scraper to access or collect data from the Site
Reproduce, copy, sell, or resell any portion of the Site without our written permission

4. Lead Submission and Consent to Be Contacted

When you submit a quote request through the Site, you agree that:

The information you provide is true, accurate, and your own
Your information will be shared with one or more vetted, verified service professionals matched to your project
You expressly consent to be contacted by Verified Pro List and the matched service professional(s) by phone call, text message (SMS/MMS), and email regarding your project, including via automated dialing or messaging systems where applicable
You understand that contact may begin within minutes of submitting your request and may continue until your service request is fulfilled or you opt out
This consent applies even if your number is on a federal, state, or carrier-level Do Not Call list
You will not flag, report, or mark these communications as spam or unsolicited, as doing so would contradict the consent you have provided

5. No Guarantee of Service Professionals

We make reasonable efforts to vet the service professionals in our network, including verifying licensing where applicable. However, we do not guarantee the quality, timeliness, pricing, safety, legality, or outcome of any work performed by a service professional. Any contract for services is solely between you and the service professional. You are responsible for:

Independently verifying the service professional's license, insurance, references, and qualifications before hiring
Negotiating and agreeing to the scope, price, and terms of the work directly with the service professional
Resolving any disputes, complaints, or claims directly with the service professional

6. Disclaimer of Warranties

The Site and all content, services, and information provided are offered "as is" and "as available" without warranties of any kind, either express or implied. To the fullest extent permitted by law, Verified Pro List disclaims all warranties, including merchantability, fitness for a particular purpose, non-infringement, and any warranties arising out of course of dealing or usage of trade. We do not warrant that the Site will be uninterrupted, error-free, secure, or free of viruses or other harmful components.

7. Limitation of Liability

To the fullest extent permitted by law, Verified Pro List, its owners, officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or related to:

Your use of or inability to use the Site
Any work performed (or not performed) by a service professional you were matched with
Any dispute between you and a service professional
Any unauthorized access to or alteration of your information
Any other matter relating to the Site or its services

Our total cumulative liability to you for any claim arising out of or related to the Site or these Terms shall not exceed one hundred U.S. dollars ($100).

8. Indemnification

You agree to defend, indemnify, and hold harmless Verified Pro List and its owners, officers, employees, and affiliates from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Site; (b) your violation of these Terms; (c) your violation of any law or the rights of any third party; or (d) any dispute between you and a service professional.

9. Intellectual Property

All content on the Site — including text, graphics, logos, images, and the "Verified Pro List" name and brand — is owned by or licensed to Verified Pro List and is protected by U.S. and international copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, or create derivative works from any Site content without our prior written permission.

10. Third-Party Links

The Site may contain links to third-party websites we do not control. We are not responsible for the content, privacy practices, or actions of any third-party site. Use of those sites is at your own risk.

11. Modifications to the Site or These Terms

We may modify, suspend, or discontinue the Site (or any part of it) at any time without notice. We may also update these Terms from time to time. The updated version will be posted on this page with a new effective date. Your continued use of the Site after an update constitutes acceptance of the revised Terms.

12. Termination

We reserve the right to suspend or terminate your access to the Site at any time, with or without notice, for any reason, including violation of these Terms.

13. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising out of or related to these Terms or your use of the Site shall be resolved as follows:

Informal Resolution: Before filing any formal claim, you agree to first contact us at [email protected] and attempt in good faith to resolve the dispute informally for at least thirty (30) days.
Venue: If informal resolution fails, any lawsuit or legal proceeding shall be brought exclusively in the state or federal courts located in Hillsborough County, Florida, and you consent to the personal jurisdiction of those courts.
Individual Claims Only: You agree that any dispute will be resolved on an individual basis. You waive any right to participate in a class action, class arbitration, or representative action against Verified Pro List.

14. Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.

15. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Verified Pro List regarding your use of the Site, and supersede any prior agreements.
